Assessed Valuation Appeals

When can I appeal?

Each year, taxpayers have two opportunities (30-day windows) to appeal your assessed values:

  1. Cook County Assessor’s Office Appeal
    This is your first opportunity to file an appeal. Cook County determines when Orland Township is open for appeals. Click on this link to view the most recent appeal calendar – https://www.cookcountyassessoril.gov/assessment-calendar-and-deadlines
  1. Cook County Board of Review Appeal
    This is your second opportunity to file an appeal. This appeal will be sometime after the Cook County Assessor’s Office issues their decisions on the first round of appeals. Click on this link to view the most recent appeal calendar – https://www.cookcountyboardofreview.com/

Why should I appeal?

It is the responsibility of the Cook County Assessor’s Office to determine a Fair Market Value for each property for taxation purposes. For residential properties, your property’s Assessed Value equals 10% of its Fair Market Value. If the estimated market value of your home is significantly more than what you believe your home could sell for in the current real estate market, you should file an appeal.

How do I file an appeal?

When Orland township is open for either appeal, taxpayers have several options to file:

  1. Get help from the Orland Township Assessor’s Office.

When Orland Township is open for appeals, fill out our Orland Township Appeal Request Form.

    • For single family or townhome owners, our office will analyze your property to find similar properties in your area that are assessed lower than yours. We will use these “comparables” to argue that your assessed value should be lowered. We will then submit the appeal online for you or give you the “comps” to use for your own online appeal. If you purchased or had an appraisal done in the last two years that supports a lower market value, we can use this as an argument for your appeal.
    • Condominium owners – The best way to do an appeal for condominiums is as a group through the homeowners’ association. We do not get individual assessment data for condos so we cannot find “comps”. We only do condominium appeals if you purchased in 2023 or after, and your assessed value is higher than 10% of your purchase price.
  1. File an appeal online yourself through the Cook County Assessor or Cook County Board of Review websites.
  2. If you prefer, you have the right to hire an attorney to assist with your appeal.
